The Difference Between Investor-Friendly and an Investor-Experienced Agent
When working as a real estate investor, partnership is key! We want to partner with other high-quality professionals who can help us accomplish our goals. One of the many partnerships that you will need to make as an investor is with a real estate agent.
In the investing community, a lot of people say they are looking for an “investor-friendly” real estate agent.
Well, I’m not a huge fan of the phrase investor-friendly!
Why?
Because lots of people are friendly to investors!
Most real estate agents are friendly to everyone because that person might help them get their next commission! And I don’t blame them for being friendly. But friendly won’t always help you find the investment you are looking for.
I recommend working with an investor-experienced agent.
Investor-Friendly Agent
As I mentioned, plenty of agents are friendly with real estate investors. However, most real estate agents primarily help home-buyers find the next property for their families as a primary residence. A primary residence can be very different from a property used as an investment.
For about 6 months now, I have been working as a showing-agent for a real estate brokerage here in Colorado (where everyone seems to be moving). And let me tell you, most of the clients I work with are looking for a house that “just feels right.” They aren’t usually looking for ways to add value to increase the equity in the property.
These are the clients that most real estate agents are working with.
Investor-Experienced Agent
While all real estate agents are familiar with the process of buying and selling a home, not all of them are very familiar with using properties as an investment. And aren’t always familiar with the concept of financial independence.
Investor-Experienced agents are exactly what it sounds like. They are agents who have experience working with investors.
These agents are helping their clients find properties they can add value to.
They are getting their clients to think creatively about real estate. Not only that, but these agents usually know a lot about the rental market.

In fact, these agents might be real estate investors themselves! This is always a bonus because then they will really understand where you are coming from, and what you are looking for.
At the end of the day, any real estate agent can help you buy a house, but you may not want just any real estate agent. Try keeping an eye out for those who are investor-experienced agents.
